Every single day that you have your home sitting with a for sale sign outside, is a day that is costing you money. Mortgage, utilities, council tax…it all adds up. But there are three things that you can do that are guaranteed to help you sell your home faster and if you keep reading, a bonus tip to help you get more money…

 

1. DON’T LEAVE ROOMS EMPTY 

Why leave a room empty? So many people think that it inspires potential buyers to leave rooms with bare walls and floors, allowing them to envisage how the home might look for them, but actually, this isn’t always true. The fact is, you are massively narrowing your buyer pool by doing this, relying on only the most creative minds to love your bare home enough to put in an offer. What about the people that don’t share the same imagination? By leaving your home bare, you’ve probably discounted them at the front door. Let your buyer see and feel the life they will have in your home by adding furniture and dressing your home. Add artwork to bare walls to give an illusion of colour.

2. BLEND WHITE WITH COLOUR

Not everyone will like the same colour that you do, so if you start painting walls sage green or navy blue, and find someone who just wants a property they can move straight into, they aren’t going to be interested in your house. My tip would be to choose white or a neutral colour, and add bright coloured accessories such as art work, a vase of flowers, a throw or cushions, to create a colour palette that’s changeable. This is a property I staged, I love how crisp and white everything is and yet, with the blue hues added in that’s not the colour you immediately see. 

 

3. BE REALISTIC ABOUT YOUR TIME

If you’re going to be putting furniture together, will you really have the time to do it? If you won’t, the chances are you will probably skip the first step and you’re back to trying to sell a blank canvas again. If the answer is that you probably won’t have the time to dig out your screwdrivers, hire in a furniture assembly company. This is a service my company offers, either as part of a full home staging service, or as a stand-alone service. Get someone else to do this for you and you will be much more likely to follow through with step 1 and 2. 

 

BONUS TIP

I know, I know, I’m obviously going to promote home staging right? But the truth is, all you have to do is get your paintwork neutral, and leave the rest to a company like mine. Home staging is well worth the investment, because it can yield a much higher price on your property than you asked for or expected. A professional home stager knows exactly how to dress a home sympathetically, playing to a homes strengths and weaknesses, such as turning a dimly lit room into something bright, and a huge sunny family kitchen into the absolute selling point. Some people will even engage in a bidding war to get your property if it is staged in such a way it allows all buyer, imaginative or not, to see themselves living there. A home staging company will usually include the ordering and installation of furniture and accessories leaving you with absolutely nothing to worry about. Think about adding the cost of home staging into your selling costs, you won’t be sorry when you see the return on your investment.
