Most buyers can’t properly judge the size of a space without the right furniture and arrangement. Analyse your living room and determine if this might be causing a problem in it. By using smaller, less intrusive pieces of furniture, sofas, and chairs, you can make your living room space seem larger and more appealing. This can also be aided by placing mirrors in the room, which creates a sense of depth.
Arrange Seating Around A Focal Point:
Selecting a focal point for the seating arrangement. This can be a fireplace, windows with a great view or even a piece of art. If the space is very large, you can create multiple conversation areas to show the possibilities of the space while also making it feel cosier. Most of all, it’s important that the living room has a good traffic flow that is clear to buyers and helps them move through the space in a natural way.
Remember: You want prospective buyers to imagine themselves in your space, so your seating concept should be functional, and should encourage sitting and talking.

Use Artwork Rather Than Personal Pictures:
Make sure to remove all of your personal photographs that may make it difficult for prospective buyers to picture themselves living in that space. Artwork is a good way to fill the space your photos did, so that the walls and shelves don’t look bare without them
Use Natural Light As Much As Possible:
Buyers love bright and lively rooms. Dark rooms tend to turn away potential buyers. The best light source by far is the sun, and to get some of that wonderful natural light to fill your staged living room, you should open the window shades as much as you can. A few light paints and some artificial lights can work to help along the natural light if you are having trouble brightening up your room with the sunshine alone
