As part of our home staging service, we also take care of HMO’s (houses in multiple occupation). Lots of landlords make the fatal mistake of poorly staging HMOs and displaying properties with mismatched furniture and disheveled beds.
But a property sitting empty, whether it’s for sale or to let, is a property that is costing you money. Therefore, every effort should be made to get a quick sale or lease, and staging can certainly help with that if done the right way.
Here are some ideas for staging an HMO that may be helpful to you:
- Choose a neutral color palette for your walls and decorations to give the space a cohesive and professional look. Not only that, but neutral colours create a bigger looking space if you use lighter tones. Nobody likes the idea of spending months or even years in a tiny box room, even if the reality is that’s all they can afford.
- Incorporate some artwork and plants to add life and personality to the space. It doesn’t cost much to buy decorative fake plants and a nice canvas print can add colour without the tenant feeling the need to sneak a splash of paint on the walls.
- Hang curtains that match the color palette to soften the room and create privacy. Curtains are also create for giving a space a more ‘loved’ and lived in feeling. Blinds can leave a space feeling cold and uncared for. Heavy curtains can also be great for noise reduction.
- Place comfortable furniture and rugs to make the area inviting for tenants. If you’re not sure how, got to Ikea and take some photos of their small space ideas.
- Utilize storage solutions to help tenants keep the space organized. Remember that trip to Ikea? It doesn’t cost much for some of their bargain storage solutions.
- Add a few decorative pieces to give the space a homey feel.
