For TINY Budgets: 

When potential buyers walk in, what are the first two rooms they see? These are the rooms that you should stage before any others, these two rooms are must.

For most homes, the first two rooms that potential buyers walk into are the living room and kitchen. However, your home might be different if you have a less common layout. For example, if your dining room is right off the front door, you should focus on that room first. 

Even if the rest of your home is empty or full of your old furniture, a WOW first impression can make a big difference in how potential buyers value your home. An added bonus  is they’ll leave through the same door they came in, that beautiful first impression also becomes the perfect final impression.

To recap, first impression rooms = the living room and kitchen (usually).

For MODERATE Budgets – The Most Lived In Rooms

If you have some space in your budget after you stage your living room and kitchen, you should stage the rooms that are the most lived in. These are the rooms that people tend to spend the most time in, and so they’re often the rooms that people are most eager to see in a potential new home. It helps when a buyer can see what could be done with their possible favourite rooms in the house.

These rooms are the master bedroom and the dining room. For homes that don’t have a dining room, you could choose a second living room, den, or first-floor office – if that applies, you may only have a master bedroom.

Because most of us spend a lot of time in the bedroom, staging the master bedroom is an easy way to immediately add value to your home.

And staging your dining room means that the bulk of your first floor will be staged.

To recap, the most lived-in rooms = master bedroom and dining room.

For LARGER Budgets – The Whole House

Have you ever watched Grand Designs, where the final reveal is room after beautiful room?Imagine your home leaving that kind of impression on potential buyers. Remember most buyers compare your home to others that aren’t staged (cluttered with personal, mismatching stuff, or empty), the choice will be easy. If someone is in the market for a house, make sure yours is the only one they want to look at twice. Most buyers will look at different houses in different locations within their price range.

 

BONUS TIP

I know, I know, I’m obviously going to promote home staging right? But the truth is, all you have to do is get your paintwork neutral and leave the rest to a company like mine. Home staging is well worth the investment because it can yield a much higher price on your property than you asked for or expected. A professional home stager knows exactly how to dress a home sympathetically, playing to a home’s strengths and weaknesses, such as turning a dimly lit room into something bright, and a huge sunny family kitchen into the absolute selling point. Some people will even engage in a bidding war to get your property if it is staged in such a way it allows all buyers, imaginative or not, to see themselves living there.

A home staging company will usually include the ordering and installation of furniture and accessories leaving you with absolutely nothing to worry about. Think about adding the cost of home staging into your selling costs, you won’t be sorry when you see the return on your investment.
